Woodland Capital and Forum Acquire 826-Unit Parkwood Hills Portfolio in Ottawa

MONTRÉAL and OTTAWA – September 17, 2026 – Woodland Capital and Forum today announced the completed joint acquisition of the 826-unit Parkwood Hills apartment portfolio in Ottawa from Minto. The transaction is the largest residential acquisition to date for both firms and one of the largest multifamily trades in the Ottawa market in recent years.
Located in Ottawa’s established Parkwood Hills neighbourhood, at Meadowlands Drive and Fisher Avenue, close to schools, parks, green spaces, and retail options, the portfolio comprises 34 buildings – with a mix of concrete mid-rise apartment buildings, low-rise walk-ups, and townhomes – totalling 826 residential suites across approximately 800,000 square feet of gross building area and sitting on nearly 26 acres of land. The combination of unit types with one-, two-, and three-bedroom apartments and two- and three-bedroom townhomes provides a diversified offering within a single community where residents have a range of housing options to meet their needs at different stages of life.
The transaction represented a unique opportunity to acquire an institutional-quality portfolio of significant scale in one of Canada’s strongest rental markets – supported by an employment base anchored in the federal public service, technology, and post-secondary institutions, and by sustained population growth that continues to outpace new rental supply.
