Leasing Manager - Temporary Parental Leave Coverage

Forum is seeking a highly organized and relationship-focused Leasing Manager to join our Leasing and Development Department. The Leasing Manager will play an important role in maintaining and growing the occupancy of Forum’s portfolio. The successful candidate will prospect for and negotiate transactions with new and existing tenants, market available premises and development opportunities, and accurately prepare and administer lease-related documentation.

This position requires strong attention to detail to ensure critical dates, business terms and landlord obligations are accurately documented and monitored. It also requires an outgoing and proactive approach to continually marketing Forum’s portfolio to prospective tenants, existing tenants, brokers and other industry contacts.

The Leasing Manager will work closely with Forum Partners, internal departments, external brokers, legal counsel and tenants to maintain occupancy within existing properties and support the timely lease-up of new developments.

The successful candidate will join Forum in a full-time temporary position providing parental leave coverage. The position is anticipated to commence in mid-September 2026 and continue for approximately 12 to 18 months. The actual duration may vary depending on the timing of the incumbent employee’s return and Forum’s operational requirements. While this is a temporary position, the successful candidate may be considered for future opportunities with Forum as business needs arise.

 

Key Responsibilities

(a) Lease Administration

  • Negotiate, coordinate and finalize offers to lease, lease agreements, renewals, amendments, assignments and other lease-related documents in collaboration with, and under the direction of, Forum Partners.
  • Accurately prepare and process lease-related paperwork, correspondence, internal approval documents and supporting schedules.
  • Liaise with Forum’s construction, development, property management and accounting teams to ensure the accurate and timely communication of tenant requirements and lease obligations.

(b) Marketing and Prospecting

  • Actively market available retail premises and development opportunities to prospective tenants, brokers, franchisees and corporate real estate representatives.
  • Maintain a thorough understanding of each property, including its location, tenant mix, available premises, development potential, demographics, traffic patterns and competitive position.
  • Liaise regularly with the brokerage and tenant communities regarding Forum’s portfolio, vacancies and future development opportunities.
  • Work with Forum’s internal marketing team and external service providers to ensure leasing materials remain accurate, current and professional.
  • Attend leasing conferences, industry events, brokerage functions and networking opportunities as required.

(c) Leasing Strategy and Deal Management

  • Support the development and implementation of leasing strategies for Forum’s existing portfolio and new development projects.
  • Work with Forum Partners to establish target tenants, merchandising plans, rental expectations and transaction priorities for each property.
  • Assess prospective tenants based on their financial strength, operating experience, business concept, space requirements and compatibility with the applicable property.
  • Maintain an active leasing pipeline and provide regular updates on prospects, negotiations, outstanding conditions and anticipated transaction timelines.
  • Identify opportunities for renewals, expansions, relocations, contractions and tenant replacements across the portfolio.

Qualifications

  • Post-secondary degree, diploma or certification in business administration, real estate, property management or a related discipline is preferred. An equivalent combination of education and relevant experience will also be considered.
  • Valid Class 5 driver’s licence and the ability to travel to properties and development sites within Alberta.
  • Ability to travel occasionally for leasing conferences, tenant meetings and other business requirements.
  • Minimum of five years of progressively responsible commercial leasing experience (retail focus an asset).
  • Demonstrated experience negotiating commercial leasing transactions and preparing or reviewing offers to lease, renewals, amendments and other lease-related documents.
  • Strong knowledge of commercial leasing practices, lease documentation, financial terms and relevant legislation.
  • Demonstrated ability to prospect for new tenants, develop business relationships and advance opportunities through the leasing process.
  • Strong organizational and time-management skills, with the ability to manage multiple transactions, priorities and critical deadlines concurrently.
  • Ability to adapt and thrive in an entrepreneurial environment, collaborating with colleagues to develop solutions to issues arising from both internal and external factors within a growing real estate portfolio.
  • Proficiency with Microsoft Office applications and customer relationship management systems.
  • Excellent written and verbal communication skills, with the ability to build and maintain relationships with tenants, brokers, legal counsel and internal team members.
  • Strong attention to detail, with sound problem-solving, judgment and decision-making abilities.
  • Ability to interpret site plans, leasing plans, property information and other technical or transaction-related materials.
